About ARAMA


ARAMA is the peak industry body supporting resident managers who operate a management rights business in strata and community management properties.

There are several parts of the management rights business.  The resident manager:  

  • owns a unit in the building as well as owning the business.  Hence he has a financial interest in the scheme and conducts his business from the site.
  • has a written authorisation from the owners’ corporation to operate a letting business.  To operate this business, he must hold the necessary agent’s licence issued by the Office of Fair Trading and operate a trust account.
  • has a written caretaking contract with the owners’ corporation to provide caretaking services for the complex for an agreed salary and for an agreed time period.
  • has a written appointment from each owner for whom he acts, to provide the services of letting agent for his property.  As letting agent, he works to provide a harmonious environment for all occupants.
  • manager works closely with the executive committee and strata manager to monitor observance of by-laws, identify building and equipment items needing attention and ensuring all workplace health and safety requirements are satisfied.

ARAMA works closely with members and stakeholders to provide advice and identify strata legislation matters that need review. 

The resident manager may operate within the tourism industry for short-term occupancy guests or in a complex designed for long-term occupation by tenants and owner occupiers.

The brochure "Management Rights and the Resident Manager" (click here) provides a brief overview of the features of management rights and how they operate in complexes zoned for long-term occupancy.  The brochure outlines the benefits provided for owners and for all stakeholders.

Aims & Objectives

  • Promote the concept of owner operated Management Rights as the most effective method of serving the interests of unit owners, owners corporations, tourists and tenants.
  • Provide the necessary lobbying, submissions and representation required for all legislations covering strata and community living and particularly the protection of management rights.
  • Promote the tourist industry generally and specifically the letting of units within buildings on behalf of owners.
  • Keep members informed of industry developments and activities.
  • Represent members on relevant tourism and other professional bodies.
  • Maintain a Code of Ethics for members to enhance standards of operation and behaviour within the industry.
  • Provide a source of regular bulletins, publications and media releases concerning industry issues.
  • Improve the professional and educations standards within the industry through effective training and licensing requirements.
