Serving the
corporate and industry needs of members in order that ARAMA
Queensland Inc. can
properly represent the interests of all stakeholders and the
resident accommodation industry as a whole. |

ARAMA members operate management rights or are associated with
the management rights industry.
“Management rights”
is a business that a resident manager conducts in a property that operates under
the Owners Corporation Act 2006. There are several parts of the
business:
-
The resident manager owns a
unit in the building as well as owning the business. Hence he has a financial
interest in the scheme and conducts his business from the site.
-
The manager has a written
caretaking contract with the owners’ corporation to provide caretaking
services for the complex for an agreed salary and for an agreed time period.
-
The manager has a written
authorisation from owners’ corporation to operate a letting business for those
investor owners who choose to use his services. To operate this business, he
must hold the necessary agent’s licence issued by the Office of Fair Trading
and operate a trust account if he is involved with long term (more than 90
day) letting.
-
The manager has a written
appointment from each owner for whom he acts, to provide the services of
letting agent for his property.
|
|
|
The resident manager may operate in a holiday complex where most
guests have short-term rentals or in a complex designed for long-term occupation
by tenants and owner occupiers. |
