Dear Valued ARAMA Member,

We are very grateful to be involved in such a resilient industry which has not only survived the worst health and economic crisis in living memory but we have thrived in spite of it.

We are grateful that some of our members are leading the recovery, some lagging a little but expected to make a quick recovery soon while many appear to have been relatively unaffected by the worst set of trading conditions that we have ever seen. This is remarkable.

We are grateful that the Management & Letting Rights industry is so remarkable and resilient. Soon, we will all be able to get back to the business of more properly servicing our lot owner clients, tenants, guests and providing the high rental returns that our long suffering investor lot owners have come to expect from a Management Rights operator.

We are grateful that residential real estate prices are on the rise and rents are up. Holiday complexes are full again. There is a rebound in the perceived value of an MLR business with reports of record sale prices in residential complexes and an increase in confidence for well-run resort style holiday complexes. Banks are showing renewed interest and new financial institutions are actually entering the MLR lending market.

We are grateful that the borders are open (well almost!) and that Australians can look forward to a free range of travel within our magnificent country.

We are grateful to those many, many volunteer committee members and the service providers who advise them for approaching 2020 from a position of goodwill in the interests of maintaining harmony within the scheme and we look forward to a kinder and more understanding industry in 2021 and beyond.

We are very grateful to you our valued members who have provided the positive energy, encouragement and support to Tess, Julie, myself and our amazing team at National Office throughout the toughest of times. We could not do it without you.

But most of all we are grateful that 2020 will soon come to a close. It has been a bugger of a year !

Changes to Body Corporate Committee membership – how do they affect you ?
The BCCM Commissioner has forwarded a set of summary notes and produced a webinar relating to the changes to the Act effective from 1 March 2021. It is likely and logical to assume that the emergency Covid regulations which expire at the end of December will be extended until the end of February to fit nicely with the commencement of the new laws. At time of writing the Queensland Parliament was considering just that.

Communication pack - mandatory electronic check in

Mandatory electronic check in is not a compulsory requirement of Strata Title Schemes in NSW however it is recommended. The businesses who must use Q-codes and mandatory check in has recently been expanded in NSW. Want to know more?

Lyn Busato, from Le Cher Du Monde in Port Douglas

Le Cher Du Monde is a Mediterranean retreat that is 5 minutes from the pristine sands of Four Mile Beach in Port Douglas. This holiday accommodation is a haven for couples and singles, (not suitable for children under 15). Lyn and her husband Robert go the extra mile when it comes to their guests and always try and surprise them with a little something if they are celebrating a honeymoon or anniversary.

They have been in the industry for just over 2 ½ years now. Originally becoming interested in MR as they had friends in MR in Palm Cove for 13 years who convinced them to investigate the lifestyle change. They fell in love with the teal colour and Mediterranean look of the building. It was built in the 90’s and the name Le Cher du Monde meaning “The sweet- heart of world”. Should you find yourself making a booking and staying with Lyn & Robert, you will be sure to find excellent service, beautiful modern clean rooms, tropical gardens, inviting pool and new restaurant with the best coffee in town.

Some of the lows of the position has been dealing with a very difficult committee and dealing with Air B&B’s. Covid has been a blessing as if it had not hit when it did, we may have sold the property. Some of the highlights have been our lovely guests, the friendships made in the PD community and some wonderful owners.

As a new MR, Lyn became active in the local branch and wanted to give herself the best hope of succeeding and being on the committee has been a source of community and education.

When Lyn isn’t checking in guests and serving on the local Port Douglas ARAMA Branch committee, she is passionate about their caravan, cruiser and travelling around Australia.

We have so much more to and are excited by the future.

Lyn’s top tip: “Try and have a good sense of humour and always find the positive”
